5 Inspections to Protect Your Investment Property from Fire & Heat Damage
At Cobalt Property Management, we conduct thorough inspections to protect the properties we manage, and the same principles can apply to any rental or investment property you own. Today, we’re focusing on heat and fire-related punch list items that help prevent costly damage and keep tenants safe.
1. Candles: The #1 Cause of Fires
Candles are the leading cause of home fires. That’s why our lease explicitly prohibits tenants from burning candles inside any property. Candles leave residue, pose a serious fire risk, and can cause significant damage. During inspections, if we see candles being used, we address it immediately. We recommend including a similar clause in your leases.
2. BBQs Against the Home
Barbecues placed against a house are a hidden fire hazard. Heat radiating from the back of the grill can warp siding, especially vinyl siding. Our lease requires barbecues to be at least 25 feet from the home, and during inspections, we check compliance. If you allow BBQs, make sure you clearly outline safe distances in your lease.
3. Furnace Filters: Monthly Maintenance
A clean furnace filter is essential to prevent heat buildup and ensure proper airflow. We recommend changing filters every 30 days, especially high-efficiency HEPA-style filters, which are more restrictive. Dirty filters can damage the furnace itself. Include filter maintenance in your lease and provide tenants with spare filters at move-in.
4. Chimney and Fireplace Inspection
If tenants are allowed to use a fireplace, a professional chimney sweep should inspect the flue and chimney regularly. Creosote buildup and improper use of the firebox can create fire hazards. During inspections, ensure the firebox is clean and the chimney is properly maintained.
5. Smoke and Carbon Monoxide Detectors
Smoke and CO detectors save lives, but only if they are functional. During inspections, we:
- Test all detectors to ensure they work
- Check the manufacturer's date (replace every 10 years)
- Ensure one smoke detector is installed in each bedroom and on every floor
- Ensure one CO detector is installed on every floor
- Leave tenants with extra batteries for replacements
Documenting these checks protects both tenants and your insurance coverage.
