5 Winter Inspections to Protect Your Investment Property

As a property owner or manager, preparing your investment property for winter is essential to prevent costly repairs. Whether your property is occupied or vacant, performing these five inspections annually can help protect your investment and ensure everything functions smoothly during the colder months.

Here’s a winter maintenance checklist recommended by Doc at Cobalt Property Management:

1. Detach Garden Hoses

Leaving garden hoses connected to outdoor spigots is a common mistake. When water freezes in a hose, it can cause the hose and spigot to crack, resulting in costly damage. Make sure all hoses are removed before the first freeze.

2. Blow Out Sprinkler System

If your property has an irrigation system, it must be properly winterized. Hire a professional to blow out the system in October to remove all water. Avoid relying on tenants for this step—they may not know how to prepare the system correctly. This ensures the system works properly when reactivated in the spring.

3. Disconnect A/C Circuit

Air conditioning units should not run when the outdoor temperature drops below 60°F, as it can reduce their lifespan. Most units have a fuse box nearby; disconnecting the fuse prevents accidental operation during the winter months. Add this to your winter punch list to protect the system.

4. Clear Roof Debris

Leaves, moss, and other debris can accumulate on your roof, leading to premature ice damming and damage. Clearing your roof ensures proper water drainage and extends the life of your shingles.

5. Clean Out Gutters

Blocked gutters can cause water to back up and freeze, potentially damaging the gutters and siding. After fall leaf drop, clean your gutters thoroughly to prevent water and snow from causing structural damage to the house.
